TECHNICAL SPECIFICATIONS
FOUNDATIONS - FRAMEWORK
The foundations and framework will be constructed with reinforced concrete according to plans and civil engineering calculations. The study is based on, and fully satisfies, the anti-seismic code in force.
WALL STRUCTURE
The wall structure will be constructed with quality “A” perforated bricks. The inside and outside walls will have a thickness of 10cm and 25cm respectively. An optional solution is in force for the construction of the wall structure with Ytong bricks. The company reserves the right for the option of the technical solution.
PLASTERING - WALL COVERING
Interior :
- Three coats of plaster on the walls made of bricks. In the case of Ytong walls special plaster will be used.
- Three coats of emulsion on the walls.
- False ceilings will not be made, Fair-face apartment ceilings will be plastered (spatula) instead.
- Complete gypsum ceiling will be applied in specific places for the distribution of light, conditioning units, ventilation, etc, all according to the architectural designs.
- In bathrooms and WC rooms the walls will be covered up to 2.20m high with ceramic tiles, the value of which is CyP 10.00 per square metre.
- In the kitchen, on the wall between the counter and wall cabinets a similar covering with ceramic tiles will be applied.
Exterior :
- Three coatings of plaster will be applied to the bricked walls of the building. If walls are to be made with Ytong materials, special plasters will be used.
- The walls of the building will be coloured with exterior Sandex special paint.
- In the case of a client wishing to apply a tent/coverage on the exterior of his apartment, the color and plan he chooses, must be subjected to the architect's approval.
- Planting the green area is the responsibility of the seller. The seller is to provide and place the soil to be used, will design green area and complete planting, as well as maintain the green area according to procedure.
FLOORING
Common features for all apartments
- In the sitting room and dining room, there will be marble floor of value CY£28.00 per square metre or wooden floor (solid) at a cost of CY£40,00 per square metre.
- The floor of the corridor and bedrooms will be wooden (solid), at a cost of CY£20.00 per square metre.
- Ceramic tiles at a cost of CY£8.00 per square metre will be used in the kitchen, bathroom and WC.
- Ceramic tiles will be installed on verandas, at a cost of CYP 10,00 per square metre.
- Storeroom floor will be of smooth surface concrete.
Public areas of building, shared by all:
- The staircase will be covered with imported matonella mosaics or marble.
- In the entrance of the building, there will be marble floor, the colour/design of which will be chosen by the architect.
- In the parking area of the basement, the floor will be of troweled concrete reinforced with hardening material. In the parking area of the ground floor, the floor will be of stamped concrete while in the square, there will be flooring in accordance with the architect’s designs; of stamped concrete, ceramic and/or wood.
- Fair-faced walls and ceilings will be painted with Sandex exterior paint or remain as they are.
SECURITY DOOR OF MAIN ENTRANCE OF APARTMENTS
Factory delivered special security door (security level 3). Coated with oak wood according to specified designs.
INTERIOR APARTMENT DOORS
Interior doors will be of oak wood with Swedish wood frame.
EXTERIOR DOORS AND WINDOWS
Sliding or opening doors/windows of aluminium framework (modern series), or PVC. Double glazing glass in all windows and doors. In bedrooms, sliding or opening Venetian blinds of aluminium or PVC. Apartment storeroom doors of corrugated aluminium with a part with opening flaps for ventilation or PVC.
BEDROOM WARDROBES
Of European origin and quality. A wide range of colours and surface options to choose from (beech, cherry or walnut wood). Custom made to the buyer’s needs. Wardrobe doors are one-piece, the full height of wardrobe - 2,6 metres. Interior arrangement and exterior coating are as specified in design. The thickness of material (apart from the back) is 20mm. A built-in safe will be installed in the wardrobe of each apartment’s master bedroom.
KITCHEN COUNTERS
Of European origin and quality. They are offered in a wide range of colours and surface options (beech, cherry, walnut or painted MDF). Interior partitions and surfaces are specified by design. Horizontal surfaces will be covered with industrial granite. Outlined kitchens on architects’ designs are indicative.
BATHROOM COUNTERS AND CABINETS
Built-in washbasins will have cabinets. Doors will be made of beech wood and the interior of melamine. The horizontal surfaces of counters will be covered with marble of the seller’s choice. Surfaces can be painted with suitable varnish paint according to buyers’ taste; rosewood, etc.
SANITARY EQUIPMENT
Of European high quality materials.
PLUMBING
In installing plumbing, the system of pipe in pipe is to be used for hot and cold water (making pipe fixing or replacing easy). Piping and engineering studies were conducted in such a way, so as to install a system of pressure pumping. All the above special equipment is included in the sale price. On the main verandah of each apartment a water tap will be installed for cold water supply. In bathrooms, kitchens and WC of the apartments, instant water heaters will be installed for hot water supply. For each apartment there will be an independent unit of solar heater, electrical heater and a water heating system, through the central heating system, for maximum saving on hot water during the winter season.
CENTRAL HEATING
There will be provision and infrastructure for central heating. This involves all necessary pipe-work, a boiler of an established firm, a burner of a reliable make, pumps and consumer’s counter for each apartment. It also includes the heating units installed in all apartments.
In addition, the system provides for 3 stand-by tanks in case of emergency use. Heating operates with economically since units automatically start heating gradually, according to individual use of the apartments.
AIR CONDITIONING
Provision will be made for a system of air conditioning (individual split unit type). The infrastructure involves the necessary pipe work (electric supply and sewage), H/S box, with the company bearing the cost of the necessary load for the function of all units simultaneously. Provision will also be made for air conditioning in all bedrooms, kitchen and sitting room. In the sale price is included the design of in-built installation of all air conditioning units. The choice between in-built or protruding air conditioning units is the buyer’s.
ELECTRICAL INSTALLATION
The electrical installation will be carried out in accordance with the 16th Edition of Regulations for electrical installations and according to plans subjected to the Cyprus Electrical Authority’s approval. Cables and TV inlets will be installed in all bedrooms and sitting room. A telephone line will be installed in all bedrooms and sitting room. There will be provision for ISDN, a security system provision, installation of home cinema and satellite system and central vacuum cleaning system. Provision will also be made for installing spot lights in the bathroom and WC, above the washbasins. An independent circuit for floor lighting (5A) will be installed in the sitting room. An IR scanner will be installed at the entrance and parking area of the building, to provide lighting when the area is used. A security system of door camera surveillance will be installed. A 13A socket installation and lights will also be installed in each apartment’s storeroom.
ROOF INSULATION
The necessary tilt will be applied to the horizontal slabs covered with asphalt sheet POLYESTER 4mm thick. Heat insulation with polystyrene of 5cm thickness will be applied, fixed with white pebbles, a solution offering prolonged duration of life, reducing the long term cost of maintenance.
ADDITIONAL FEATURES
• In the apartments of the 6th floor (61 &61), of the 5th floor (51) and the 4th floor (41), fireplaces will be constructed.
• In 3 bedroom apartments from the 4th floor to the 6th floor, kitchens will be equipped with double washbasins.
• In 3 bedroom apartments, the master bedroom will have a wardrobe room (a walk in closet).
The apartments have been designed in a way to ensure there are not any non-functional areas and special designs are made to create room for a cabinet for the washing and drying machine, a cabinet for storing linen, a cabinet for storing the ironing stand and a cabinet for storing shoes.
The 4 bedroom penthouse (on the 6th and 7th floor) has big verandas on the 6th floor and ample room for barbeque gatherings, while on the rooftop, there is a roof garden with pergola. An interior staircase leads to the garden.
GENERAL
The specifications for covering, colouring and other architectural details relating to the exterior of the building are suggestive and are snot binding for the seller. Final options will be decided on by the architects of the project.
