TECHNICAL SPECIFICATIONS

FOUNDATIONS - FRAMEWORK
The foundations and framework will be constructed with reinforced concrete according to plans and civil engineering calculations. The study is based on, and fully satisfies, the anti-seismic code in force.

WALL STRUCTURE
The wall structure will be constructed with quality “A” perforated bricks. The inside and outside walls will have a thickness of 10cm and 25cm respectively. An optional solution is in force for the construction of the wall structure with Ytong bricks. The company reserves the right for the option of the technical solution.

PLASTERING - WALL COVERING

Interior :

  • Three coats of plaster on the walls made of bricks. In the case of Ytong walls special plaster will be used.
  • Three coats of emulsion on the walls.
  • Fair-face apartment ceilings will be plastered (spatula).
  • Complete gypsum ceiling in guests ? WC and main bedroom WC with provision for spot lights and high specification ventilation (where necessary). A face of gypsum will be applied above the mirrors of the main bedrooms as a provision for spot lights.
  • In bathroom and WC walls will be covered with ceramic tiles at a cost of CY£10.00/m 2 up to the height of 2.20m.
  • On the wall between the counter and wall cabinets a similar covering with ceramic tiles will be used.

Exterior :

  • Three coatings of plaster will be applied to the bricked walls of the building. If walls are made with Ytong special plasters will be used.
  • The walls of the building will be painted with Sandex special paint.
  • In case a client wishes to apply a tent/coverage on the exterior side of the building, the color and plan chosen must be subject to the architect's approval.
  • Planting the green area is the responsibility of the buyers. Soil for this purpose will be provided by the seller.

FLOORING

Common features of all apartments

  • Wooden floor (solid) at a cost of CY£28.00/m 2 in seating and dining room.
  • Wooden floor (solid) at a cost of CY£20.00/m 2 on corridor and bedrooms.
  • Ceramic tiles at a cost of CY£6.00/m 2 in the kitchen, bathroom and WC.
  • Ceramic tiles or imported matonella mosaics at a cost of CY£8.00/m 2 on verandahs.
  • Troweled concrete in apartment storerooms.

Common use area

  • The staircase will be covered with imported matonella mosaics or marble on the buyer's choice.
  • Marble will be placed at the entrance space on the architect's choice.
  • In the covered parking area of the ground floor troweled concrete will be used for the floor.
  • Fair-faced walls and ceilings will be painted with Sandex paint or remain as they are on the basis of the architect's choice.

APARTMENT MAIN ENTRANCE SECURITY DOOR
Pre-fabricated security doors (security grade 3). Oak-wood cover according to detailed plan.

APARTMENT INSIDE DOORS
Made from Swedish timber and covered with layer of beatch wood.

OUTSIDE DOORS AND WINDOWS
Sliding or opening doors/windows will be made from aluminium (modern series), or PVC on the company's choice. Double glazing glass bedroom windows will be fitted. In the case of bedroom openings Venetian blinds from aluminium will be used or PVC at the company's discretion. Apartment storeroom doors will be made from corrugated aluminium sheets with opening flaps section for ventilation, or PVC at the company's discretion.

BEDROOM WARDROBES
They will be of European origin. They are offered in a variety of colors and face options (beatch, cherry or walnut). They also have a lot of possibilities for design to meet the needs of the customer. The doors are one-piece to the full height of the wardrobe (total height 2.6m) for ease of internal modification. The internal arrangement and outside cover offered are as of detail design. Thickness of material (apart from the back) 20mm. A built-in safe will be located in the wardrobes of the main bedrooms.

KITCHEN COUNTERS
They will be of European origin. They are offered in a variety of color and face options (beatch, cherry, walnut or colored MDF). Internal partitions and facing are as of detail designs. The horizontal surfaces will be covered with industrial granite. The ground plans of kitchens on the architectural drawings are indicative.

BENCHES AND BATHROOM CABINETS
A cabinet will be made in the case of built – in washbasin. Doors will be from beatch wood and internal construction from melamine. The horizontal surfaces of the benches will be covered with marble at the company's discretion.

SANITARY EQUIPMENT
It will be of high quality and of European origin.

PLUMBING
Copper pipes for cold and hot water will be used for the plumbing system. Piping has been constructed in such a way that a pressure system with pressure pump can be installed. All these are included in the selling price. On the main verandahs of the apartments a water tap will be placed for cold water supply. In bathrooms, kitchens and WC of the apartments instant water heaters will be installed for hot water supply. Each flat will be provided with a separate electric and separate water heating system through the central heating system for maximum saving on hot water during the winter season.

CENTRAL HEATING
There will be provision for central heating. This comprises of all necessary pipe-work both in the common areas and the spaces of each separate apartment, a boiler, a burner of a reliable make and a paraffin tank. Thus the customer is free to choose the design of the heating units he desires.

AIR CONDITIONING
Provision will be made for air conditioning system (split unit type). This comprises of the necessary pipe work (electric supply and sewage), H/S box, with the company bearing the cost of the necessary load for the function of all units simultaneously. Provision will also be made for air condition in all bedrooms and two single ones in the seating area.

ELECTRICAL INSTALLATION
The electrical installation will be carried out in accordance with the 16 th Edition of Regulations for electrical installations and according to plans subject to EAC approval. Cables and TV inlets will be available in all bedrooms and the seating area. A telephone line will be installed in all bedrooms and the seating area. There will be provision for ISDN, security system, installation of surround and satellite system and central vacuum cleaning system. Provision will also be made for installation of spot lights in the bathroom and WC above the washbasins. An independent circuit for floor lighting (5A) will be applied in the seating area. An IR scanner will be located at the entrance and parking area for light activation. A complete of door TV system will be installed. 13A socket and lighting will also be available in the apartment store-rooms.

ROOF AND VERANDAH INSULATION
The necessary tilt will be applied to the horizontal slabs covered with asphalt sheet POLYESTER 4mm thick (Derbigum type) or alternative isolating material of similar or better specifications at the company's discretion. Heat isolation with polystyrene 5cm thick will be applied and fixed with pavement slabs (ordinary type). On verandahs under the ceramic cover, asphalt sheet POLYESTER 3mm thick Derbigum type or alternative isolating material will be placed with similar or better specifications at the company's discretion.

ADDITIONAL FEATURES

•  First floor has a large area of uncovered verandahs and garden.

•  A fireplace is available in 3-bedroom apartments on the 1 st and 4 th floors.

•  A common utility verandah will be formed on the roof for apartment residents.

GENERAL
Specifications for covering, coloring and other architectural details relating to the exterior of the building are suggestive and not binding for the seller. Final options will be decided on by the architect of the project.
